Tokyo Rent provides affordable apartments to the foreign community in Japan. As we own the majority of the buildings, we can offer our tenants flexible terms, without the need to pay key money, agent fees, or a guarantor. Most of our apartments are for a long term stay, a selection of which are leased out for a monthly stay and even weekly and daily stay. Now we are happy to announce the new rental terms specifically for students and part-time workers who tend to have difficulties to rent apartments in Japan due to the much stricter terms. For students (language and university) with a scholarship, without the need to pay key money, agent fees, or a guarantor, you can rent an apartment with security deposit of only one-month rent equivalent. For students (language and university) without a scholarship and for Part Time Workers You can rent an apartment without the need to pay key money, agent fees, security deposit or a guarantor, with a 3 month contract minimum. The initial payment will require 1 month rent, casualty insurance of 15,000yen for 2-year coverage and the cleaning fee up front. Important Notes:          Since the contract is a short, the rent will be 5,000 yen higher than the amount indicated on the website.         The cleaning fee will also be increased however, at the end of the contract if there are no damages to the apartment, a partial refund of the cleaning fee will be administered.  (Determined as: 1 month-real cost= refund.  Real cost is defined with minimum fees separately on a lease agreement.)         The contract  is on a monthly basis so if a tenant fails to pay rent they have no right to stay in the apartment and thus can be evicted immediately. Special Discounts: Available for all students; Academic Excellence Discount. If a student can provide proof of a 3.0 or higher or comparable standards, Tokyo Rent will provide a small discount of 5,000 yen to the rent each month. When you introduce a friend to our service you can receive a reference fee up to 50,000 Yen.
